FAQ and General Information
This website is designed to provide access to Fisherman’s Wharf Condo (FWC) Association documents for unit owners on a secure sign-in tab. This section contains some geneeral information that may be helpful to owners, family members, and renters.
RENTALS
Q: Are units at FWC available for rent?
A: While primarily occupied by unit owners and their families, some owners choose to lease their units, either to seasonal or longer-term residents. Rentals must be for a minimum of 30 days, and are arranged through individual unit owners.
Prospective renters must contact individual owners, and must have a lease agreement and application forms on file with the Association. Renters must agree to follow Association Rules.
Q: What amenities are available to renters?
A: Renters have access to the same amenities as owners at FWC, such as use of the pool and common areas. Renters with boats are eligible to apply for dock and boatyard storage, if the owner is not currently using that amenity.
Q: Can renters have pets in the unit?
A: Renters must follow the same pet registration procedure as owners.
PETS
Q: Are pets welcome at FWC?
A: In accordance with our Declaration of Condominium (14.4), only cats and dogs are permitted, one per unit, and said pet may not exceed thirty (30) pounds. All other pets, including but not limited to, birds, snakes, lizards, turtles or other reptiles, ferrets, feral animals, swine poultry, etc. are strictly prohibited. Pets residing in the community for 30 days or more per year must be registered with the Association. Pet registration forms are available for both unit owners and renters, and must be kept current.
Pets must be on a leash, and under direct control of the pet owner/handler, in all common areas of the property, and leashed pets are permitted in areas west of the buildings (bike path, driveway, carport areas) and in the fenced boatyard.
BOATS, DOCK SPACE, AND STORAGE YARD
Q: What are the guidelines for boats at FWC?
A: Each unit owner has access to a docking slip on the Dawson Canal, and storage in the onsite boat storage yard. Please contact the Dock/Yard Master to arrange for dock space and storage space in the boatyard. The dockmaster will assign spaces based upon the size of each boat/trailer.
PARKING FOR VEHICLES AND BICYCLES
Q: Where can bikes be stored?
A: Bikes must be stored in the carport, along the bumper in front of your car, or in the boat storage yard (please contact the Dock/Yard Master for storage locations).
Q: Are there parking guidelines?
A: Each unit is assigned one parking space in a carport. Parking a second vehicle or an oversize vehicle can be a challenge! Unit owners and renters may not use Guest Parking for second vehicles or oversized vehicles. Unit owners may arrange with owners who are offsite to use their parking space temporarily. If space is available in the boat storage yard, arrangements may be made with the Dock/Yard Master to park a second vehicle or oversized vehicle in the yard, however boat and trailer parking takes priority.
THE POOL
Q: Who can use the pool?
A: Unit owners and renters have access to the pool between the hours of 8am and 10pm. Guests must be accompanied by owners in the pool area (and on the docks). Young children must be accompanied by an adult. For safety and insurance reasons, the pool area must be locked when not in use. All pool users share in the responsibility of keeping the pool area, including the storage room and bathrooms, clean and tidy.
TRASH AND RECYCLING
Q: What are the guidelines for trash and recycling at FWC?
A: There is a dumpster located along Oleander Street at the south end of the driveway. This dumpster is for household trash only. It is shared by all 32 units, please be respectful of your neighbors! Please do not put construction debris, hazardous materials, appliances, furniture, etc. in the dumpster. Please do not overload the dumpster (the Association will be charged extra if the lid won’t close!)
Recycle Bins are located at the south end of the driveway. Lee County has a successful program that depends upon all users following the guidelines. Note that items that may be recyclable in other municipalities may not be recyclable here. All materials in the Recycle Bins must be clean. Unsoiled paper, clean metal cans, clean glass containers, and clean plastic containers (with a recycle stamp and number on them) are acceptable. Boxes must be broken down.
Do not try to recycle: Filmy or foamy plastics, plastic bags or stringy things that can tangle up the sorting equipment, clothing, scrap plastic or scrap metal, food waste, or anything that is not clean.
